BSG expands in El Paso market

Houston-based Bryant + Stacy Group (BSG) has announced the completion of Ten Gateway One, the company’s 254,136 sf industrial facility near the U.S./Mexico border in El Paso, Tx. Construction began in October 2022.

“The need for distribution space in this dynamic market continues to increase,” said BSG Principal Will Stacy. “This project is an exceptional opportunity for tenants who want to be on Interstate 10, particularly for those companies moving goods across the border for distribution in the U.S.”

In response to demand for industrial space, BSG has purchased a second site for development in the burgeoning El Paso market. The 10.5 acre site is located less than one-half mile east of Horizon Blvd., also on Interstate 10.

“We expect to begin construction of Ten Gateway Two, our new 156,000 sf industrial facility, on this site immediately,” said Stacy. “When completed, it will be ideally located approximately six miles from the Zaragoza Gate into Mexico and will provide excellent access and visibility for tenants in the El Paso market.”

BSG announces the sale of Medical Center of Tomball

Bryant + Stacy Group (BSG) has announced the sale of Medical Center of Tomball to MedProperties Realty Advisors. The 61,660 sf, Class A property sits on a 3.9 acre tract located at 155 School St. in Tomball, Texas.

“We began construction of this 3-story building in 2021 and completed it in early 2022,” said BSG Principal Rob Bryant. “At the time of the sale, the building was 92 percent leased to long term tenants.”

Bryant + Stacy Group develops and acquires unique, well-located, multi-tenant medical office buildings and develops build-to-suit, single-tenant, specialized medical facilities. The company also builds and manages industrial and office facilities and acquires land sites for future development.

BSG sells north Houston building

Bryant + Stacy Group has sold an office building located at 1919 North Loop West in Houston. The property was originally purchased by BSG in December of 2018.

The six-story, 140,000 sq ft class C office building sits on 3.6 acres and fronts Loop 610 near Ella Blvd., one of the busiest sections of the Houston freeway system. It was originally constructed in 1977 and renovated in 2007.

“We purchased the building with a five year time horizon,” said BSG Principal Will Stacy. “We were able to sell within our investment window and luckily get ahead of rising interest rates.”

BSG developing industrial facility in burgeoning El Paso market

Houston, TX: Bryant + Stacy Group (BSG) recently announced that they have broken ground on Ten Gateway Distribution Center, a 254,136 sf industrial building in El Paso, Texas.

The new building will sit on 18 acres of land along Interstate 10 at Alyssa Rd., approximately 5 miles from the Zaragoza Gate. Construction is expected to be completed in the third quarter of 2023.

“El Paso is the front door into the U.S. from Mexico,” said BSG Principal Will Stacy. “Border towns are going to present development opportunities in the near term as onshoring continues to accelerate. Our project’s close proximity to the Zaragoza Gate makes it an ideal location for tenants moving goods across the border for distribution in the U.S.”

The new building will be 260 ft deep with 36' clear height and 89 trailer parking spaces.

“BSG continues to identify industrial sites that make economic sense in the current market,” said BSG Principal Rob Bryant. “This is the first of what we hope will be several projects in this market.”

BSG acquires prospective medical office building in Las Vegas

Houston, TX: Bryant + Stacy Group (BSG) recently announced that they have closed on the purchase of a two-story, 28,000 sq.ft. office building at 3425 Cliff Shadows Parkway in Las Vegas, Nevada. The building is on a two acre tract and will immediately be converted from traditional office space to a medical office building.

“A national family practice group will be the principal tenant and will occupy the entire 2nd floor,” said BSG Principal Rob Bryant. “Diagnostic facilities, labs and other complementary practices will eventually fill the 1st floor.”

BSG will oversee tenant build-outs and minimal building upgrades. Initial occupancy is anticipated by the end of the second quarter of 2022.

BSG developing new medical office building in Tomball

Houston, TX: Bryant + Stacy Group (BSG) and partners have begun design and construction of a 60,000 sf medical office building in the Houston suburb of Tomball. It is the first of several planned buildings in the 13 acre development near Tomball Regional Medical Center and other important healthcare facilities.

“We expect to break ground on or about April 1st ,” said BSG Principal Rob Bryant. “The building should be ready for occupancy in early Q1 of 2022.”

The three story building will include multiple diagnostic functions on the first floor, with family practice physicians and related specialists on the second and third floors. Arch-Con Construction is the general contractor, Browne McGregor Architects is designing the new building and Bank of Texas is providing construction financing.

“BSG is focusing more of our attention on medical office buildings and this project is a reflection of our intention to continue to do that,” said BSG principal Will Stacy. “As always, we will deliver efficient, modern buildings to medical professionals located in areas with high growth potential. The Tomball area in northwest Houston certainly fits that description.”

Houston: Longtime Houston-based commercial real estate developer Simpkins Group has been purchased by two of its partners, Rob Bryant and Will Stacy, upon the retirement of founding partner Doug Simpkins. The firm will now be called Bryant + Stacy Group, effective May 1st.

“We will continue to specialize in providing quality, build-to-suit industrial, office and medical facilities for corporate clients,” said Bryant. “We also plan to further increase our efforts to acquire existing office and industrial assets, as well as vacant land for both build-to-suit and speculative development. We will continue to focus on the greater Houston area, as well as other select Texas markets.”

Both Bryant and Stacy are veterans of the Houston real estate community and have been partners with Simpkins for 18 and 15 years, respectively, after spending time with other firms.
